2. Social proof
Another great way to choose a home builder is by looking at social proof. This refers to anything you can find online about the building company. Asking for recommendations on social media from trusted friends and family is a good idea. You can also check out the social media pages for builders and see what information you can gain there.
The other source is testimonials on their website and of course their Google reviews. Website testimonials are always going to be good, but checking more independent sources like Google is always useful.
This one certainly isn’t a deal-breaker, especially if you’re willing to wait for the perfect contractor. But most people are on a timeframe when building a new house because they want to sell an existing one or get out of a rental. So, if you’re on a schedule and certain builders aren’t available to start, you’re simply going to have to look elsewhere.
4. Fixed price contracts
If you don’t like nasty surprises when it comes to paying for your new house, fixed-price contracts are a must. When talking to builders, ask them for a full and complete breakdown of costs. There are certain costs outside of a builder’s control, but you should be very clear that you want to know upfront all of the costs that they will charge you directly.

While it’s unfair to say that inexperienced builders can’t get the job done (because everyone starts somewhere), but realistically when you’re making such a big financial investment, you’d like to know that your builders are experienced and can do the job to the highest possible standard.
6. Quality home designs
Even if you want a custom home built, it’s worth looking at all of the available home designs that the builder has created. His can give you an idea of their style, but also their quality. For example, if you want to build an acreage home in Queensland, it doesn’t make sense to choose a builder who only usually builds units or suburban homes.
In some cases, building companies have display homes that you can visit, and this is a great way to get a picture of their workmanship and style.

Are all builders the same price?
Not all builders charge the same prices. It’s worth researching this thoroughly to avoid disappointment. The difficult thing is, not all excellent builders are expensive, and not all expensive builders are excellent. So, try to focus on quality over price.
Why do build contracts take 6-8 weeks?
That’s a question we can’t answer. It simply delays the whole process, and that’s why we’ve cut this to a 48-hour turnaround on all build contracts.
Do I need a local builder?
It isn’t essential, however, local builders know the area. They also have a good knowledge of council approval requirements, and if they’re building in the area, they have crews available and can usually build faster than choosing an out-of-town builder.
