Planning for the future
While nobody has a crystal ball to predict the future, you’re probably at the stage of life where you’re pretty confident in your future plans. While it can be more affordable to build a home from pre-designed plans, these homes may not suit your needs now and into the future.
For example, if you’re considering adding to your family within the next 5 years, you’ll need some extra space. Building a custom home allows you to plan for whatever is coming next on your life journey. Whether it’s additional bedrooms, an income-generating second property out the back, or even a granny flat for teenagers, you can get whatever you need from a custom home build.
Resale value
Of course, there are a large number of factors that go into determining the resale value of a property. There’s location, age of the house, proximity to services, and of course the condition. However, when people are looking to buy an existing house, they usually have particular needs in mind.
If you’ve built your custom home to include some unique features such as outdoor dining areas, pools, entertainment rooms or something similar, you’ll find that your home has much more appeal to buyers than a standard ‘off-the-plan’ home. So, you can enjoy the luxury of your custom home for now, and rest easy knowing that if you maintain it well, the resale value should be solid.
Save money on land
It’s an interesting little quirk in the real estate market but blocks of land that are a little more complex to build on usually sell for less than a standard, flat block that’s easy to work with. For example, sloped blocks of land are more difficult to build on, so you often pay less for them. It might seem strange to save money on land but then spend more on the home build, but there are times that this makes sense.
If you’ve already decided that you want a custom home, why not consider building it on a less-than-perfect block that you can secure cheaper? Custom homes on sloped blocks give you excellent opportunities for a deck and even additional indoor space downstairs. So, if the type of home you’d love to build would work well on a complex piece of land, go for it!
